What is my property worth?
Ultimately, a property is is worth what a buyer is willing to pay for it; every other valuation is simply an estimate of value. To estimate a property’s value, buyers often reference an appraisal, comparative market analysis, or automated valuation model.

What is an appraisal?
An appraisal is a certified appraiser’s estimate of the value of a home at a given point in time. Appraisers consider many factors, including lot size, square footage, construction quality, design, floor plan, location, and availability of amenities.

How does an appraisal differ from AVMs and CMAs?
An automated valuation model (AVM) is a computer-generated estimate that uses historical sales data, price trends, and public records data. A comparative market analysis (CMA) is a real estate broker’s or agent’s informal estimate of a home’s market value, based on public records and sales of comparable homes in a neighborhood. While AVMs can be generated within the click of a button, a REALTOR® can take a deeper look at your property and manually account for the subject property’s condition and improvements in comparison to active listings and closed sales. AVMs and CMAs are not the same as a professional appraisal, but you can use them as a great place to start if you’re planning to sell your home and want to get an idea of how much it’s worth.

Is the valuation you provide me actually free?
The valuation is provided at no upfront cost to prospective sellers. If you decide that you would like to enlist our real estate services, additional fees for their brokerage services apply. Additional information can be found within a seller’s listing agreement.
